BREEAM Domestic Refurbishment Method

The BREEAM Domestic Refurbishment Method is designed to help building owners and occupiers to save operating costs, reduce the environmental impacts of refurbishments and increase the sustainability of existing buildings.

It provides a methodology and certification for those responsible for delivering sustainable refurbishment projects and covers a holistic range of environmental issues.

Each category addresses a specific building related environmental impact or issue and has a number of credits assigned to it.

The credit total of each category will determine the overall BREEAM rating benchmark of the dwelling, ranging from pass (score of 30) through to outstanding (score of 85 or above).

Why have a BREEAM Assessment?

A BREEAM assessment may be a planning condition depending on your local authority, or a voluntary assessment.

Regardless of whether it is the former or the later, for specifiers and developers, having this quality seal of approval allows them to endorse the environmental credentials of refurbishments to potential purchasers and tenants.

BREEAM is regarded by the UK’s construction and property sectors as the measure of best practice in environmental design and management. So from a top down perspective, it also helps to set an industry standard for more sustainable and higher quality refurbishments.

Your specialist assessor can also liaise with the appropriate planning authorities on your behalf. There are three stages which will then follow:

  • Pre assessment estimator: To work on how to achieve the required rating
  • Design stage assessment: This is where we will collate design evidence from you and provide a design stage certificate, preferably before the building is complete
  • Final post construction assessment. This is based on as built evidence being collected and a site inspection. A certificate will then be handed over with the rating of the building based on full evidence being provided.

Our professional and experienced team is continually working with various local authorities, completing BREEAM assessments in line with their requirements, so even after planning has been approved, we can keep you up to date with their new targets.
